Why are independent "mom and pop" pet supply stores rarely in shopping centers with grocery stores?
I’m thinking about opening a pet supply store with premium quality dog and cat food and eco friendly supplies (leashes, collars, toys, etc.), In my research, I’ve found that very few are in shopping centers with grocery stores. Most are in non-anchored centers or in their own buildings. Why is that? Cost? Convenient parking?
Mom and pop stores tend to be focused on the start up costs, while a franchise requires that you spend a certain amount of money to ensure success.
As a result malls are dominated by franchises and independent businesses end up in locations that are not as popular, either on the top floors of large department stores, strip malls or out of the way places.
I suggest that you try and figure out where your customers are. If you customers are local, then you can be in any location. But if your customers are highly distributed, then being in a mall means it is easier to get people in.

I would think it’s because of the high overhead, most of the time its more expensive to rent out or lease a high value place like that. If you ever decide to start up your pet supply store, I wish you the best of luck I’m looking to start up my own business; I’m a graphic designer.
